Reporting that holds up across years, not just this one

Rental property reporting is cumulative in a way that ordinary business income is not. What was claimed against a property in earlier years, how the purchase and any later improvements were recorded, and whether costs were treated as current or capital all follow the property forward and matter most in the year it is eventually sold.

HBT prepares the rental schedules, keeps a record of what was claimed against each property and when, and reports the income whether the properties are held personally or through a corporation. Where a property is being added, refinanced or sold, we set out what information will be needed before the transaction rather than after it has closed.

Before you call

What happens on the first call

The first conversation is free and takes about 10 to 15 minutes. A team member in Calgary answers, asks what is urgent, and explains the useful next step. There is no obligation to start an engagement.

  1. Step 1

    Tell us the pressure point

A CRA letter, a filing deadline, messy books, payroll, or a decision you need to understand.

  2. Step 2

We ask a few practical questions

Entity type, province, records, software, and the date that matters. You do not need a perfect file first.

  3. Step 3

You leave with a next step

We explain the work, the information required, timing, and price before anything begins.

Fees

How we price the work

The first conversation is free. Starting fees are published on the fees page. Those amounts are starting prices and subject to 5% GST. Final fees depend on complexity, volume, record quality and scope. Fixed fees are provided where the engagement scope can be determined in advance. You will know the price before paid work starts.

Service scope

What a rental engagement covers

The exact responsibilities, timing, and records depend on the agreed engagement. These are the areas we can discuss when shaping a scope that fits your business.

A schedule for each property

Income and expenses kept per property rather than pooled, so each one can be looked at on its own.

A record that carries forward

What was claimed against the property and when, held year to year so the position is known at sale.

Personal or corporate reporting

Reported on the personal return or through the corporation, depending on how the properties are held.

How the work begins

A clear process before the accounting starts

  1. Step 1

    Tell us what you hold

How many properties, how they are owned, and when each was acquired.

  2. Step 2

    Scope and price agreed

Priced per property and on the condition of the records, confirmed before work starts.

  3. Step 3

    Ready before you sell

The history kept in a state where a sale does not require reconstructing several years of records.

Common question

What does rental property accounting cost?

A rental property return starts at $450. An individual personal return starts at $65 and a business owner or self-employed return at $350. Where properties are held in a corporation, a corporate year end with the T2 return starts at $2,500. Amounts are starting prices plus 5% GST and depend on the number of properties and the condition of the records. The fee is confirmed before any paid work begins.
